Need help deciding which application to make?
Building Notice application does not require detailed drawings however it may require a site location plan showing any proposed extension in relation to the existing property and surrounding boundaries. Also, it may be necessary to submit additional information (eg structural calculations). This process cannot be used for works to commercial properties or for works that will be built close to or over a sewer.
A Building Notice charge is payable on submission of your application.
An acceptance letter will be issued and you or the person carrying out the building work must notify us to inspect the work at various stages of the project. A Building Control Surveyor will inspect the work to ensure that it complies with the relevant Building Regulations.
A Full Plans application must be completed and accompanied with detailed drawings showing compliance with the Building Regulations. The drawings will be checked by a Building Control Surveyor who will contact you or your representing agent if further information or amendments are required prior to a decision notice being issued.
You or the person carrying out the building work must notify us to inspect the work at various stages of the project. A Building Control Surveyor will inspect the work to ensure that it complies with the relevant Building Regulations.
Charges are payable in two stages for a Full Plans application. Plan charge is payable on submission of your application and following the first inspection of your project, an invoice will be raised for the Inspection charge. This will be sent to the person named as applicant on the form, unless you state otherwise.
A Regularisation application is required if the building work has already been carried out without approval under the Building Regulations. A Building Control Surveyor will visit the site to inspect the work and advise if further work is required prior to a Regularisation Certificate being issued. A Regularisation charge is payable upon submission.
